Rav and Param both had invested in single family homes and other personal real estate investments over the years, but joined forces in 2017 to focus on developing a joint Multifamily property portfolio. While working our W2 and day jobs, we purchased our own Commercial Multifamily properties, and were successful in our personal ownership, management of those properties. We did this by hustling and spending time owning, operating, managing, all aspects of the multifamily properties, and recognized that amount of work that goes into doing everything ourselves.

Ultimately we made great returns on exits of those individual investment projects.
Seeing our success, our friends and family started to reach out with their capital to invest alongside us. However we were not comfortable taking their money until we educated ourselves on the right ways to structure projects and find deals that we knew were going to be beneficial to them as our investors.

We educated ourselves around Syndications, partnered with seasoned institutional operators, and co-sponsored our first syndication MF deal in Dec 2019. Since then we have now expanded our business to now having either co sponsored or lead sponsor in over 3400 units (existing and new construction) across Phoenix, Dallas, Houston, the North and South Carolina markets.
We have also evolved our approach from simply co-sponsoring to now creating a sophisticated Fund of Funds model, which allows us to protect our investors within a fund, bring larger checks to institutional partners, so we can create a win-win-win strategy for sponsors, investors, as well as our business.

Sponsors benefit from having us as a strategic capital partner to raise majority of the equity in a single fund, our investors typically will get better returns since we are able to negotiate a higher class of return waterfall for the equity that comes through our fund as opposed to directly as individual investors. We typically are in a position to negotiate higher investor returns through our fund with our partners.

We primarily focus on A and B class Multifamily assets (balance of existing and new construction), but have also ventured into Self Storage assets, as well as Land development to offer diversification opportunities for our investors. We focus our attention on vetting and developing relationships with top tier seasoned expert institutional operators where our investor capital can be deployed as a Fund of Funds to position our investor equity in the highest tier of equity to position their capital ahead of other common equity and typically in a preferred position of the waterfall to maximize their return and reduce their risk. We recognize that our investors are busy professionals and business owners that recognize that they
SHOULD be investing in real estate, but don’t have the time to source, research, analyze, acquire, let alone manage and operate real estate investments. So, our focus is to make it easy for busy professionals to confidently and easily invest in vetted real estate projects to generate passive income and returns. We also are passionate about educating our investors and future investors in the benefits of producing passive income streams, leveraging tax benefits, financial and estate planning to put their family in a secure financial situation.
